A distribution warehouse in the Westview area of Miami-Dade County sold for $13 million.
Lucky Grat 2 LLC, managed by Brian Holland, sold the 121,933-square-foot industrial building at 10700 N.W. 36th Ave. to 10700NW 36 LLC, managed by Rodolfo Alvarez. The deal also included a neighboring vacant parcel of 3.7 acres with industrial zoning. It also has a rail spur with three rail doors along the CSX Railway.
The price equated to $107 per square foot.
Truist Bank provided a $12.59 million mortgage to the buyer.
The property, which is situated on a 4.2 acre site located just east of Hialeah and south of the Gratigny Parkway/State Road 924, last traded for $7 million in 2017.
